    The Bungalows on Camelback

    A 334-home community on more than 29 acres in west Phoenix, less than a mile from Loop 101. Construction started before the pandemic, and COVID-19 delayed the build partway through. The team completed the community, leased it up and sold it.

    At $112.5 million, it was the largest single-asset Build-to-Rent sale in Phoenix metro history, according to Yardi Matrix data reported by Multi-Housing News (July 2026).

    The Bungalows at San Tan Village

    A 159-home community just off Loop 202 in Gilbert, close to the East Valley’s employment centers. Each home has a private backyard, 10-foot ceilings and smart home systems.

    The community was completed in 2024 and was 97% occupied when AEW Capital Management bought it in June 2025. AEW pointed to its location in a growing commercial corridor and low-density product that is difficult to replace.
